50,000 NEW SUBSIDIES INTEREST RATE FOR PURCHASE OF HOUSING

 

In this week the national government launched the program of benefits «PIPE 2 (Frech No VIS)»  granting relief in interest rates of housing loans 2.5% for 7 years (by the Government) and several banks They are willing to grant the same benefit for up to 8 additional years, which represents a very significant drop in the monthly credit.

What type of housing and what part of the country can use this rate subsidy? 

This subsidy to the interest rate may be used for the acquisition of new urban homes across the country with more than 135 minimum wages ($ 93,076,358) and less than or equal to 335 minimum wages ($ 230,967,258) price.

It is understood by those whose new urban housing projects are on presale, construction or already completed that has not been used or deeded to another buyer.

Begin next February 1, 2016 and up until December disbursements in 2017 (while supplies last). What requirements must be met to access the subsidy to the interest rate and what is the procedure?

  • There have been beneficiaries before a family housing subsidy or interest rate (FRECH or VIPA).
  • Have an approved credit.
  • The range of housing should be above ($ 93,076,358 and not more than $ 230,967,258 – 2016 figures)
  • The applicant’s income must be more than 8 minimum wage that is $ 5,515,636.

¿Procedure to access this subsidy to the interest rate? 

  • Choosing the new housing project where you want to buy, confirming that the chosen property price is in the price range of the program is between $ 93,076,358 and $ 230,967,258. We recommend selecting Institutional construction projects that have already begun work or are very close to starting it, to ensure that they reach to enforce the subsidy.
  • Choose the bank which will process your mortgage or leasing to purchase your property and report to the bank with documents supporting revenue and project information chosen by you, for the bank to check you meet all the requirements mentioned previously.
  • Property financing can be up to 80% of the property value using Real Estate Leasing (according to the customer’s payment capacity) and 20% down payment that will be canceled in monthly installments during the construction of the project.
  • It is very important that during the time that elapses project construction and until the property is Deed and disburse credit, the buyer continues to meet all the requirements required by the program, otherwise lose the quota.

Are they guaranteed government resources for this program?
